PLEASE NOTE:
  • For renters with pets: an additional $150.00 per month will be added to the monthly rent invoice and tenants must carry additional renters insurance when having pets. Tenants will be liable for damages or injury caused by their pets. Small dog breed is the only allowable breed.
  • Tom Demers Property Management requires renters insurance for all tenants. It is for their own personal property protection. A certificate of renters insurance will need to be provided to our office upon signing lease agreement. 
  • Smokers will be charged $150.00 upon termination of the lease and vacating of apartment for any smoke damage to apartments. $150.00 fee will automatically be deducted from security deposit funds. 
  • Damages to egress safety equipment (such as smoke detectors) caused by vaping or other means tenants will be charged for replacement detectors.
  • Additional charges may apply if members not on lease are found to be living permanently on premise. Extra charges will be billed for use of hot water, heat, potable water, utilities and sewer fees.*
  • Apartment Rental prices are based off of current market rates, operational costs, taxes, insurance and maintenance. Additional fees may apply.
  • ​A 4% processing fee will be applied to all credit card transactions. This fee is waived as a discount for cash, check or on-account transactions.
